What Is an FHA Loan & Mortgage Insurance (MIP)?
An FHA loan is a mortgage insured by the Federal Housing Administration (HUD). Designed to help first-time homebuyers and borrowers with moderate incomes or lower credit scores, FHA loans allow down payments as low as 3.5%. To protect lenders against default, all FHA loans require two types of mortgage insurance:
1. Upfront MIP (UFMIP)
A one-time premium equal to 1.75% of the base loan amount. It is almost always rolled into and financed as part of the total mortgage principal rather than paid out-of-pocket at closing.
2. Annual MIP
An ongoing premium paid in 12 monthly installments. For typical 30-year loans with 3.5% down, the annual rate is 0.55%. If you put down 10% or more, the annual MIP automatically cancels after 11 years.

FHA Loan Calculator — Frequently Asked Questions
Q1 What is an FHA loan? ▾
An FHA loan is a government-backed mortgage insured by the Federal Housing Administration (a division of HUD). It allows credit-worthy borrowers to buy a home with a down payment as low as 3.5% and more flexible credit score requirements than conventional conforming loans.
Q2 What is Upfront MIP (UFMIP)? ▾
Upfront MIP is a mandatory 1.75% premium charged on all FHA loans. It is typically rolled into and financed as part of the total mortgage balance rather than paid out of pocket at closing.
Q3 How long do I have to pay FHA Annual MIP? ▾
If you make a down payment of less than 10% (LTV > 90%), FHA Annual MIP is required for the entire life of the loan. If you put down 10% or more (LTV ≤ 90%), the annual MIP automatically cancels after 11 years.
Q4 Can I remove FHA MIP without putting 10% down? ▾
Once you build 20% equity in your home, you cannot simply request MIP cancellation on an FHA loan with <10% down; however, you can refinance your FHA mortgage into a conventional conforming loan with no private mortgage insurance (PMI).
Q5 What are the 2026 FHA loan limits? ▾
FHA loan limits vary by county and local median home prices, ranging from national "floor" baseline limits to higher "ceiling" limits in high-cost metro areas, updated annually by HUD.
