There are other factors that may affect the home equity line of credit amount you qualify for, such as your credit history. Applicants with a credit score below 630 may not qualify.
Your other debts can also affect the amount you are eligible for. In general, lenders typically won't approve a loan for borrowers with a debt-to-income (DTI) ratio of 43% or higher.
What is a Home Equity Line of Credit (HELOC)?
A Home Equity Line of Credit (HELOC) is a revolving credit facility secured by your home's equity. Unlike a standard mortgage or fixed home equity loan, a HELOC functions much like a credit card: you are approved for a maximum borrowing limit and can draw and repay funds as needed during the draw period.
1. Draw Period (Years 1–10)
During this phase, you can borrow funds up to your credit limit. Most lenders only require interest-only monthly payments on the active balance drawn, keeping initial out-of-pocket costs low.
2. Repayment Period (Years 11–30)
Once the draw period ends, the line of credit closes. You can no longer withdraw funds, and the outstanding balance is amortized into monthly principal and interest payments until paid off.

HELOC Calculator — Frequently Asked Questions
Q1 What is a HELOC? ▾
A Home Equity Line of Credit (HELOC) is a revolving credit line secured by the equity in your home. You can withdraw funds as needed up to your approved limit, pay interest only on what you use during the draw period, and pay down the principal during the repayment period.
Q2 What is the difference between the Draw Period and Repayment Period? ▾
During the Draw Period (typically 5 to 10 years), you can borrow money at will and are generally only required to make monthly interest-only payments. During the Repayment Period (typically 10 to 20 years), the line closes to new draws and you must pay both principal and interest to fully eliminate the balance.
Q3 Are HELOC interest rates fixed or variable? ▾
Most HELOCs carry variable interest rates tied to the U.S. Prime Rate (plus a lender margin), meaning your monthly payments can fluctuate over time. Some lenders offer fixed-rate conversion options on all or part of your balance.
Q4 How much can I borrow with a HELOC? ▾
Lenders typically permit a Combined Loan-to-Value (CLTV) ratio up to 80%–85% of your home appraised market value minus your outstanding first mortgage balance.
Q5 Can a lender freeze or reduce my HELOC limit? ▾
Yes. If home values drop significantly in your area or your personal credit score/income deteriorates, federal law permits lenders to reduce your available credit limit or freeze new draws.
