House Affordability Calculator

How Much House Can I Afford?

DTI & Budget Models

There are two House Affordability Calculators that can be used to estimate an affordable purchase amount for a house based on either household income-to-debt estimates or fixed monthly budgets. They are mainly intended for use by U.S. residents.

Choose between two specialized mortgage qualification engines to determine your realistic home buying budget:

1. Income & DTI ModelUses standard lender guidelines (28/36 rule, FHA 31/43, VA 41%) to calculate the maximum loan banks will approve based on your salary and existing debt payments.
2. Fixed Monthly Budget ModelDetermines the maximum home price that fits exactly within your chosen out-of-pocket monthly housing allowance (including taxes, insurance, HOA, and maintenance).

Understanding House Affordability Calculator & Formula

Mathematical Formula: 1) Income DTI Model: M_max = min(G · FE, (G · BE) - Debts) | H = (M_max - Fixed_Escrow) / [(1 - d) · k_PI + k_escrow] | 2) Fixed Budget Model: H = (Budget - Fixed_Escrow) / [(1 - d) · k_PI + k_escrow] where k_PI = [r(1+r)^n] / [(1+r)^n - 1]

The House Affordability Calculator on CalculatorScale.com is engineered to deliver instant, mathematically verified calculations conforming strictly to standard institutional equations. House Affordability Calculator — Frequently Asked Questions

Q1 What is the 28/36 rule for home affordability? ▾

The 28/36 rule is a standard underwriting benchmark used by conventional mortgage lenders. The Front-End ratio (28%) mandates that your total monthly housing costs (principal, interest, property taxes, homeowners insurance, and HOA fees) should not exceed 28% of your gross monthly income. The Back-End ratio (36%) mandates that all combined debt obligations (housing payment + auto loans, student loans, minimum credit card payments) must not exceed 36% of gross monthly income.

Q2 How do existing monthly debts impact how much house I can buy? ▾

Because mortgage lenders enforce strict back-end debt-to-income (DTI) ceilings, every $100 of existing monthly debt (such as a car payment or student loan) reduces your allowable monthly housing payment by $100. At current mortgage interest rates, $500/month in non-mortgage debt can reduce your total home purchasing power by $60,000 to $80,000.

Q3 What is the difference between Front-End DTI and Back-End DTI? ▾

Front-End DTI measures only your future monthly housing expense (PITI + HOA) as a percentage of gross monthly income. Back-End DTI measures your total debt burden—including the new housing payment plus all recurring non-mortgage debts (car payments, student loans, personal loans, child support, credit cards). Lenders require you to meet both thresholds.

Q4 How does a larger down payment increase affordability? ▾

A larger down payment increases your maximum purchase price in two ways: (1) it contributes dollar-for-dollar in cash toward the purchase, and (2) it reduces the loan principal, thereby lowering your monthly Principal & Interest (P&I) payment so that a more expensive home still fits within your DTI limit. Furthermore, putting down 20% eliminates Private Mortgage Insurance (PMI).

Q5 When should I use the Fixed Monthly Budget model instead of the DTI model? ▾

The Income & DTI model calculates the maximum loan amount a bank will legally approve you for. However, just because a lender approves you for a $600,000 house does not mean it fits your lifestyle and savings goals. The Fixed Monthly Budget model allows you to work backwards from a comfortable monthly payment (e.g., $3,000/month) that leaves room for retirement savings, travel, and lifestyle expenses.
